Appellants, Gale Hinton Martin and Walter Earl Hinton, appeal an order granting a petition to quiet title in Stanley Lerner. We reverse.

Lerner contracted to purchase the subject property from Thomas Scott, the son of the deceased owner of record who died two years earlier. That contract was recorded in the public records.
