OPINION

RODRIGUEZ, Justice.

This is a suit to enforce a commercial real estate lease. A jury awarded James Wayne, appellant, $4,265.00 in actual damages for breach of contract. By three points of error, appellant contends the excessive demand doctrine does not apply to contractual attorney's fees, thus, the court improperly barred attorney's fees and pre-judgment interest by applying that doctrine.
