CAVANAUGH, J.

¶ 1 John Flannery appeals from the trial court's order granting John Stump's motion for summary judgment and barring Flannery from asserting any rights to a disputed parcel of land. Flannery argues that the trial court erred in concluding that Stump has superior title to the disputed parcel by adverse possession.
