KIRSCH, Judge

Merkor Management (Merkor) appeals the trial court's order setting aside a default judgment against Robbie and Donna McCuan.

We affirm in part and remand.

FACTS AND PROCEDURAL HISTORY

The McCuans leased a townhome from Merkor. By July 1997, they had become delinquent in their monthly rent payments. Thus, on July 8, 1997, Merkor instituted eviction proceedings...
