We granted a writ of certiorari to review the Court of Appeals' decision in Charleston Lumber Co., Inc. v. Miller Housing Corp., 329 S.C. 414, 496 S.E.2d 637 (Ct.App.1998) (Charleston Lumber II). We reverse.
