The main question we are required to answer in this appeal is the following:

Were late fees charged by the plaintiff-appellee unenforceable penalties under Maryland law? We answer that question in the affirmative, based on the recent case of United Cable Television of Baltimore Ltd. Partnership v. Burch, 354 Md. 658, 732 A.2d 887
