The Woodlands Civic Association (Woodlands), a voluntary homeowners association, and three individual property owners appeal a final judgment denying the enforcement of a deed restriction limiting the use of lots within the Woodlands subdivision to residential purposes. We affirm.

The deed restrictions, in pertinent part, are as follows:
