SULLIVAN, Judge.

This suit is based upon a written lease of immovable property for use as a truck stop, restaurant, and video gaming parlor. The lessee appeals a judgment declaring that an option to renew the lease is unenforceable because it lacks a determinate price. The lessor has also appealed, objecting to the trial court's finding that the lessee was not in default when it attempted to exercise the option to renew.
