In this suit on a promissory note, R. Carter Sanders d/b/a Stonebridge Associates, appeals the trial court rejection of his claim for payment. Finding no manifest error, we affirm.

In pursuit of federal Section 8 Moderate Rehabilitation funding for a 164-unit apartment project in Fort Lauderdale, Florida, Federal Apartments Limited Partnership ("FALP") entered into a "Retainer Agreement" for the period beginning November 1, 1986...
