PARRILLI, J.
Under the Marketable Record Title Act, the lien of a deed of trust expires 10 years after "the final maturity date or the last date fixed for payment of the debt or performance of the obligation" if that date is "ascertainable from the record." (Civ. Code, § 882.020, subd. (a)(1).)
