Bi-State Development Company (Bi-State) appeals the district court's granting of summary judgment to Shafer, Kline, & Warren, Inc. (SKW).

By letter agreement dated March 4, 1986, SKW prepared a real estate plat for Bi-State's business park showing an easement to Panhandle Eastern Pipeline Company, Inc. (Panhandle).
