Opinion by Chief Justice CORNELIUS.

Texas Independent Bank ("TIB") sued David Cannon, John Cannon, Delanore Lee Cannon, and Rose Ann Hooper Cannon to foreclose a vendor's lien on a house. The trial court granted TIB's motion for partial summary judgment declaring that the note on which TIB sued remained unpaid and secured by a valid vendor's lien and deed of trust. After a trial on the remaining issues, the trial court rendered judgment for TIB....
