With the assent of the parties, two appeals were consolidated by this court in an attempt to bring to an end the litigation concerning an agreement for the purchase of the Hotel Charles in Springfield and the allocation of proceeds resulting from a subsequent taking of the hotel property by eminent domain by the Springfield Redevelopment Authority (SRA).3
