J.B. Ranch, Inc., appeals from the trial court's order granting its insurer, First American Title Insurance Company, summary judgment. J.B. Ranch contends that First American had a duty to defend it in an action brought against it by Grand County, in which the county asserted the existence of public roads across J.B. Ranch's property. We must decide whether road maps filed with the county clerk and not the county recorder...
