TXI Operations, LP ("TXI") sued Lazy M Ranch, Ltd. ("Lazy M") for specific performance of a contract giving TXI an option to lease land for mining.1 The trial court granted TXI's motion for summary judgment, awarding TXI specific performance of the option provision.
