Appellant Richard Sifuentes ("Sifuentes") appeals the trial court's judgment denying his various claims regarding an agreement between Sifuentes and appellee, Clare Carrillo ("Carrillo"), a tax sale purchaser of property formerly owned by Sifuentes.
