In 1990 and 1991, Peter Eliades leased from Edward and Marion Deeb certain real property located at 3455-3457-3459 and 3461 Industrial Road in Las Vegas. Eliades used the property to house a night club and bar called Fuddy Duddy's. The leases provided for a ten-year term with an additional ten-year option to renew.
