We affirm the trial court's order denying appellants' motion to dismiss the amended counterclaim. See Manrique v. Fabbri, 493 So.2d 437 (Fla.1986). However, we dismiss the portion of the non-final appeal addressing the issues of res judicata and collateral estoppel. Those issues can be presented on direct appeal from a final judgment.
