EHRLICH, Judge.

Goettl Air Conditioning appeals from the trial court's decision to hold Goettl liable to indemnify Mark and Wendy Cunningham. The Cunninghams, in turn, are the assignees of Washington Street Limited Partnership ("WSI") for a $250,000 judgment entered in an underlying lawsuit for bodily injury.
