MEMORANDUM AND ORDER

JOYNER, District Judge.

In this action, the United States seeks to: (1) bring to judgment outstanding tax assessments; (2) set aside a certain conveyance of real property as fraudulent as to the government; and (3) foreclose tax liens on that real property. We resolve today the Government's motion for summary judgment.
