The business dealings between the appellant, Jack Corman, and the debtor/appellee, Thomas Morgan, began in 1988 when Corman leased a tract of real property in Texas to Gulf Coast Restaurant Corporation. Morgan was a principal of Gulf Coast and personally guaranteed Gulf Coast's obligations under the lease.
