John Hall, lessor, and JFW, Inc., lessee, entered into an oil and gas lease on August 3, 1990. The lease provided in pertinent part:

"If no well be commenced on said land on or before August 3rd, 1991, this lease shall terminate as to both parties.... "If the lessee shall commence to drill a well within the term of this lease ... the lessee shall have the right to drill such well to completion with reasonable...
