OPINION

SULLIVAN, Judge.

Freedom Express, Inc. (Freedom) appeals the summary judgment granted to Merchandise Warehouse Co., Inc. (Merchandise) in a landlord/tenant action arising from alleged rent arrearage and property damage.

We affirm in part, reverse in part, and remand for further proceedings.
