The district court granted summary judgment to the building owner, South Broad Associates, and the building manager, Devcon Enterprises, in this diversity action brought by Prodigy Services Company for property damage sustained when a water or steam pipe in the ceiling of the building ruptured in April 1989. Prodigy had stored computer equipment in the building pursuant to a business agreement with a tenant, Fosdick Corporation.
