In this case we are required to decide whether a seller who fails in her attempt to obtain specific performance of a real estate purchase contract because that remedy becomes impracticable, is bound by a stipulation of damages clause in the agreement when she sues the defaulting purchaser for damages, unless the stipulated damages are so manifestly unreasonable as to be contrary to public policy...
