THOMAS, Justice.

In this appeal, we must decide whether G.H. Bass & Co. can be held liable as a surety1 on a commercial lease for unpaid rent and other charges that accrued after the primary term of the lease expired. The trial court granted summary judgment in favor of Dalsan Properties—Abilene (the landlord).
