This appeal involves an easement over certain "shore land" bordering Lake Anna in Spotsylvania County. On March 15, 1991, Benjamin H. Cooper, III, and members of his family (collectively, the Coopers), owners of a one-acre tract of land abutting the easement, filed a bill of complaint against William A. Kolberg and Martha M.
