Carroll Walker, appellee, brought a trespass-to-try-title suit against Charles B. Dellana, Ralph A. Dellana, Richard L. Bowen and Diane R. Bowen (collectively, "the Dellanas"), appellants, seeking title to a 3.393-acre tract in Hays County.
