This is an easement case in which the owner of the dominant, landlocked tract sought a declaratory judgment establishing his right to an easement of necessity along the west side of the servient tract. The owner of the servient estate appeals from a judgment which, following a bench trial, granted the owner of the dominant estate what is in effect an exclusive twelve foot easement along the west side of the servient estate.
