Appellant Jerald R. Jackson, trustee of the Jackson Family Trust (Jackson), owns a parcel of unimproved land consisting of seven-tenths of an acre located in Alpine County, California (the parcel). Jackson acquired the parcel from E.J. McGah (McGah) in a purchase of a portion of the former Heritage Ranch.
