Appellant challenges the trial court's dismissal of its mechanics' lien foreclosure action.

FACTS

On July 26, 1988, appellant Pella Products, Inc. (Pella) entered into a written contract with general contractor Burns & Associates of Brainerd to supply windows to an existing building owned by respondent Arvig Telephone Company (Arvig) in Pequot Lakes.
