Plaintiff Tucker Station, Ltd. ("landlord") was, at all times pertinent to this case, the owner of a shopping center. It entered into a lease with defendant Chalet I, Inc. ("tenant") for space in the shopping center for the operation of a restaurant. The tenant went out of business after approximately ten months of operation, abandoned the premises and ceased paying rent.
