Respondent Southwest Securities ("Southwest") owned real property consisting of the Marina Hotel & Casino ("Marina") in Las Vegas, Nevada. On December 31, 1980, Southwest leased the Marina to Airport Casino, Inc., and thereafter Airport Casino operated the hotel and casino.
