Appellant Peterson Mortgage Corporation (Peterson Mortgage) appeals the entry of summary judgment in favor of appellee Butterfield Lumber, Inc. (Butterfield). Butterfield acquired a mechanics' lien on a piece of real property in Salt Lake County. Peterson Mortgage then recorded a trust deed on the same property.
