VOLINN, Bankruptcy Judge:

Appellant Robin A. Parkhill ("Parkhill") appeals from the trial court's summary judgment finding that a note signed by debtor-appellee Irene Vazquez Nusor ("Nusor") was not a negotiable instrument and avoiding Parkhill's lien on real property. Parkhill argues that the note was a negotiable instrument under the California Uniform Commercial Code ("Commercial Code"), that she is a holder in due course, and that she is insulated...
