This appeal involves 21 leases in which plaintiff is lessor and the defendants, respectively, are lessees. Each lease contained a rental clause which included the following language:

"All the provisions of this lease shall be effective during any renewals or extensions thereof, except that the rental from time to time shall be increased to reflect the increase, if any, in the cost of living based on the United States Bureau of Labor...
