PER CURIAM:

This case involves a property dispute between appellants John and Ann Michelsen ("Michelsens") and respondents James Harvey, Samuel Harvey, Elizabeth Harvey Blaikie, and John Blaikie ("Harveys"). The Michelsens and the Harveys each own a parcel of land bordering Lake Tahoe. These parcels are adjacent to each other and were once part of a large tract of land owned by Gertrude Church ("Church"), the Harveys' grandmother. A wide, sandy beach...
