Petitioners appeal the trial court's order entered 17 September 1990 denying their motion to vacate a foreclosure sale.

Nathan and Jean Williamson (Petitioners) executed a second deed of trust (deed of trust) to secure future advances to Petitioners by Southern National Bank (Bank).
