Plaintiffs and defendant both move for summary judgment, asserting that there is no genuine dispute of material fact and that judgment can enter as a matter of law. The issues were adequately briefed and oral argument will not materially assist their resolution. Defendant contends that plaintiffs have an "absolute and unconditional" obligation to pay rent.
