HAYES, Judge:

These are two appeals from a summary judgment entered October 16, 1987, in Fayette Circuit Court arising out of the purchase of a farm in Lexington, Kentucky.

The facts as described in the deposition of Dr. William Lockridge and the various pleadings filed with the court are as follows. On June 25, 1986, Dr. William Lockridge and Frank Hale, Jr. entered into a written agreement whereby Hale would negotiate a possible purchase of a horse farm...
