In 1976, defendants-respondents, Dr. Heinz J. Lippman and Gertrude Wengraf, executed a sublease delivering possession of their cooperative apartment at 94th St. and Park Avenue to plaintiffs-appellants, a group of physicians practicing as a professional corporation. The sublease provided for an initial term of five years and an option to renew for an additional five-year period which was duly exercised.
