Plaintiff Richard G. Ellis ("Ellis") operates a service station under a franchise agreement with defendant Mobil Oil Corporation ("Mobil"). Mobil and Union Oil Company of California ("Unocal") agreed to trade several service stations, and assigned a specific value to each station. Ellis's station (one of the properties to be traded) was valued at $581,000....
