MORSE, Justice.

Plaintiffs brought suit to quiet title against numerous interested parties in the Summit Ridge development in Burlington, Vermont, and appeal a judgment declaring that a restrictive covenant in plaintiffs' chain of title prohibits the subdivision of plaintiffs' premises. We reverse.*
