OPINION

BUTTS, Justice.

This is an appeal from summary judgment in a trespass to try title action. Haby sued for possession of 1.2383 acres, a narrow strip of land at the waterline of Medina Lake, claiming a chain of title from the sovereign. Appellees claim fee simple ownership of the same parcel of land relying on their own chain of title, adverse possession, strip and gore, and title by circumstantial evidence. A take nothing summary
