In May 1979, James D. Haggerty & Co. sold some real estate to Charles Robinson. The parties executed a mortgage securing a note for the bulk of the purchase price. Defendant Stewart Title Guaranty Company ("Stewart Title") issued an insurance policy to Haggerty, insuring against loss sustained due to "[t]he invalidity or unenforceability of the lien of the insured mortgage upon said estate...."...
