MACY, Justice.

Appellant Charter Thrift and Loan (Charter) sought judgment against appellee Brec Cooke, d/b/a Stagecoach Enterprises (Cooke) for amounts owed on a promissory note secured by a collateral assignment of a lease and a trust deed with an assignment of rents. At the conclusion of a bench trial, the district court directed judgment for Cooke.

We affirm.
