I. FACTUAL AND PROCEDURAL BACKGROUND

In February 1978 Jan Beam filed suit against Linda Adams (Linda) and Theodore Adams (Ted) for various damages allegedly caused by the Adams' refusal to vacate their Anchorage residence following foreclosure by Beam.
