PER CURIAM:

Appellants Carol Pappas and Mary Bartsas ("Landowners") owned 9.10 acres of land which was the subject of an eminent domain action by the State of Nevada. A jury trial was held to determine the fair market value of the property. The Landowners presented three expert witnesses who presented appraisal values, each based upon a presumption that the land would be zoned as entirely commercial property.
