Plaintiff-appellant, Yearling Properties, Inc., appeals from a judgment of the Franklin County Municipal Court for defendant-appellee, Mitzi Tedder, on plaintiff's claim for unpaid rent and damage to the rental premises; and for defendant-appellee, Mary Matheney, on plaintiff's claim against her as guarantor. Plaintiff sets forth a single assignment of error:

"The covenants of a tenant or a co-signer (to pay rent, to not abuse or damage the premises...
