This is an appeal from a summary judgment entered in a declaratory judgment action.

On September 14, 1984, appellant executed and delivered a deed of trust conveying two tracts of land, one a 17.757 acre rural tract [hereinafter "17 acre tract"], as security for a promissory note payable to appellee in the amount of $121,000.
